Instead of a security deposit, we charge students a one time $250 move-in fee which covers normal wear and tear to both students bedroom and bathroom, and shared common areas. This allows students to hang posters and tapestries, and mount TV's.
Students are responsible for paying University Park Place monthly or semester rent.
If a students unit opts for the All Bills Paid option, they will also be responsible for paying University Park Place monthly or per semester.
Students are responsible for setting up WiFi with AT&T or Cox and pay the company they choose directly.
There are 2 in-unit washer/dryers in each unit. One downstairs, and one upstairs. University Park Place maintains maintenance on the machines.
University Park Place is often patrolled by UAFS campus police, FSPD, and has security cameras surrounding the property.
Each apartment has kitchen bar stools for late night snacks, and cram sessions. Students are also welcome to bring their own desks.
Students can expect the 24 hour study zone equipped with white boards, desks, a full kitchen, and more to open in Fall of 2026.

Yes, even if your student has already paid an application fee.
This fee is charged by the property management software for credit and background checks.

As a co-signer, you must meet whichever requirement(s) your student does not meet.
This is a soft credit check and runs an Experian Renter Risk score. This score may not be the same as your FICO or other credit score, and will not impact that score.
